Falcon Point is a managed community, which means all building and external alterations must be approved by the Architectural Review Committee (the ARC) before you begin. On this page you’ll find links to download the latest covenants (the rules of the neighborhood) and the Design Guide, which gives you an idea of what the ARC will be looking for when they examine your project.
You’ll also find the ARC Submittal form. When you’re ready to begin, fill out this form and email it to the ARC (arc@falconpointhoa.com). Describe your project (adding a fence, installing a pool, changing exterior house colors, etc.) and provide any plans you’ve had drawn up. The ARC will be in contact with you shortly to follow up on any other documentation the require. If you have any questions, feel free to contact us using the contact form.
Common questions:
Fences must be iron and/or stone, and should be from 4’-8’ in height. To get approval for you project, fill out the Submittal form, attach a the survey of your home, and indicate where you intend to install the fence. Note: Fences can’t be installed in front of the build line of your home (in other words, the can’t go closer to the street than the front of your house). You also must install fences on the property line or at least five feet back (that’s a city ordinance).
Pool designs should be submitted with your form for review. Include the pool design and indicate where on your property the pool will go. You’ll also want to indicate where the pool equipment will go, how you’ll keep it from view of the street (fencing, landscaping, etc.), and the major landscaping changes you’ll be doing. Specifically, large boulders, additional patio space, kitchen additions, etc. You’ll also want to include color schemes and materials to be used.
Plans for your outdoor kitchens, arbors, and other structures should be submitted with your form for review. Indicate where on your property the structure will go. You’ll also want to include color schemes and materials to be used. Remember, shingles and other materials should match the house, and the addition must be in keeping with the architectural style of your home.
